4 Parts Screened Topsoil

The organic base. Topsoil delivers the nutrients and organic matter that grass roots need to develop. It gives the blend biological value — this isn’t just filler. It’s what feeds the turf long-term and builds a healthier soil profile under your lawn over time.

3 Parts Coarse Sand

The drainage and structure component. Sand opens up the soil profile, reduces compaction, and helps water move through instead of pooling on top. It also gives the mix weight and flow so it spreads evenly across the lawn without clumping.

1 Part Peat Moss

The moisture manager. Peat moss absorbs and holds water, keeping the root zone hydrated between waterings and rain. It prevents the sand from drying out the mix too quickly and creates a balanced moisture environment that new and existing grass both respond to.

Why the Ratio Works

This 4-3-1 blend balances nutrition, drainage, and moisture retention in a way that single products can’t. Topsoil alone is too dense to spread thin. Sand alone has no nutritional value. How to Apply Top Dress Mix

Topdressing isn’t complicated, but technique matters. Here’s the process.

Cut the lawn shorter than normal before topdressing. This gives the mix room to work down into the canopy instead of sitting on top of the grass blades.

Step 2 — Aerate (Optional but Ideal)

Core aeration before topdressing opens the soil and lets the mix fill those channels. This is the professional approach — it delivers the best results, especially on compacted CT clay soils.

Step 3 — Spread Evenly

Shovel small piles across the lawn, then spread with the back of a rake, a lawn leveling rake, or a drag mat. Aim for ¼–½” max — you should still see grass blades poking through. Don’t bury the lawn.

Step 4 — Overseed & Water

If overseeding, spread seed before or after topdressing — both work. Water lightly to settle the mix into the canopy. Keep the area moist for 2–3 weeks to support germination. Let the lawn grow through before the next mow.
